Our design and build service delivers turnkey interior experiences from one team: we research, design, price, build, furnish, and finish, and we answer for the result.
What it means
The people who draw it are the people on site.
In the conventional model you appoint a designer, bid the drawings out to contractors, appoint an FF&E supplier, and coordinate between all three yourself. The design degrades at every handoff. Costs escalate because nobody engineered them alongside the design. And when something goes wrong, no single party is accountable.
Turnkey removes the handoffs. We research your brand and your people, design the space, price it from a real bill of quantities, procure it, build it, furnish it, and finish it. Unlike most design build contractors, we're design-led: our designers supervise their own details on site, so there is no contractor interpreting drawings they did not create.
The design you approve is the space you get.

We can run the entire project remotely, with visual progress reports and virtual walkthroughs at every gate. Your presence is welcome but never required.
Why it costs less overall
Turnkey is not a premium for convenience.
Clients expect one accountable party to cost more than hiring a designer and separate fit out companies. In practice the total lands lower, because three of the largest sources of overrun disappear.
No bidding round
Cost is engineered with the design rather than discovered after it, so there is no over-budget tender and no value-engineering exercise stripping out the decisions that made the design worth approving.
No misalignment change orders
Most variations on a conventional project come from a gap between what the designer intended and what the contractor priced. With one team there is no gap to bill for.
No months of your team's time
The cost that never appears on an invoice is your own people coordinating five vendors for half a year. That time goes back to the business.
Our gated process locks the scope before construction begins, which removes the single largest source of overruns on any interior fit-out.

One contract, progress-based payment.
A single contract
Design, construction, and FF&E sit in one agreement with one party. No separate consultancy appointment, no separate build contract, no gap between them for a dispute to live in.
Payment follows value delivered
A down payment to begin, then progress-based instalments tied to completed and approved stages. Every payment corresponds to real work you have signed off.
When the budget locks
±10–20% at the Define stage, then a precise bill of quantities locked at the end of Design. After that it moves only if you request a scope change, documented and approved before anything is executed.
Who actually builds it
Our in-house team plus vetted specialist subcontractors, depending on scope. We select, manage, and supervise every one of them. You deal with us; the accountability is ours.
